Home Selling Negotiations

1.  Be Prepared:
By being prepared you will remove a lot of the stress that can occur when it comes time to sell your home. The Seller's Library on www.homesbyhenry.com contains many articles that can help you get ready and prepared both mentally and property items.

2.  Establishing Your Selling Price:
We will or any experienced REALTOR® can help you set your market value price using an array of available data!  You can use home evaluation tools you find on the Internet but, that is generic, you need specific data on what is happening in the Texarkana market and more specifically your neighborhood or general area.  We have all this detailed information that goes back for at least four years in our computer and through our local MLS.

3.  Maintain Some Flexibility:
A good transaction is a win-win scenario.  These type transaction is what makes real estate fun, but you do have the other transactions that are not enjoyable.  By allowing some flexibility you should have a larger group of prospective Buyers resulting in a faster sale at the best possible price.

4.  Be Insightful and Watch Out for the Pitfalls:
All contracts require the agreement of both the Seller and the Buyer in order to be valid.  Sometimes in the heat of negotiations terms will be agreed upon without proper diligence or foresight and will result in segments of the contract that can not be completed within the time frames of the contract itself.  "The Mc & Mc Team" or any experienced REALTOR® will counsel you on these pitfalls in advance and guide you around the so called Land Mines.

You may want to consider the following before you decide not to work with
us or an experienced REALTOR®.

If you work with Us or an Experienced REALTOR®
You will not have to reinvent the wheel.  We have the experience and the background to guide you through the process with a minimum of surprises.  However, even with our experience, the Internet information has given today's Buyers more ammunition to create new
Land Mines or Surprises everyday.

  1. Your REALTOR® will ask you to sign a listing agreement.  The listing agreement will normally give the REALTOR® from 90 to 180 days to get your home sold.  However, "The Mc & Mc Team" has a special program that most REALTORS® will not offer a seller.

  2. Your REALTOR® will complete a CMA (Market Analysis) by researching the market and providing you with all the information to determine your market value and to set the price at the highest saleable point.  "The Mc & Mc Team" provides all this information in writing and we discuss this in great detail in order for you to make the decision of what the price should be along with our professional opinion, we just don't pull figures out of our head.

  3. Your REALTOR® will prepare a marketing strategy that includes time frames for listing, advertising and showing of your home.

  4. Your REALTOR® will advise you on how best to stage and get your home ready before the listing is active.

  5. Your REALTOR® will present you with all offers received, and will help you negotiate the purchase contract based on your needs, and insure that all time frames, inspections and paperwork are completed within the scope of the contract.

  6. Your REALTOR® is paid by a listing commission as specified in your listing agreement.  Your REALTOR® will pay the Buyer's Agent out of this commission.  If the home is not sold normally the agent is paid nothing and all expenses and labor are born by the REALTOR®.

If you work Alone:
You alone are responsible for the success or failure of the transaction, including the marketing, negotiating, facilitating the contract and paperwork.  You must bring yourself up to speed on mandated federal laws and state regulations regarding real estate transactions.

  1. You will complete your own market research, including possibly hiring an appraiser if needed.  This cost can be anywhere from $450.00 to $800.00.

  2. You will complete your own marketing strategy and decide how best to handle inquiries from Buyers.  You pay all marketing expenses even if the home does not sell.

  3. You decide how to get your house ready for sale, including arranging for repairs, inspections and other necessary services.

  4. You receive and handle all calls and inquires from Buyer, show the house, handle negotiations, and insure that all time frames, inspections and paperwork are completed within the scope of the contract.

Selling and Marketing a home seems easy, but
